We have secured private equity to invest in property development projects. Our preferred approach is to apply these resources to fund work-in-progress in development projects, whilst partnering with land-owners or financial institutions on a negotiated site-fine basis (with overage to share up-sides when they arise). When it is economic to do so, we will purchase land outright at the start of the project.

Securing development land which meets our well defined criteria, with favourable financial arrangements and appropriate planning potential, is critical to our success. We have the market experience and technical skills to quickly and efficiently review and qualify land opportunities.

We welcome approaches from land-owners and financial institutions to carry out preliminary assessments of potential development sites. Complex, part-built, or otherwise challenging sites are of particular interest to us. We specialise in complex land assembly negotiation.

Our market niche is affordable homes in the Greater Belfast area i.e. properties selling in the £50k to £250k price range. We are interested in partnering with land-owners, or acquiring land, that will support developments of up to 100 units. When offered larger sites, we will bring forward proposals to develop on a phased basis.

Where outright acquisition is the most economic option, we will consider sites with a value of up to £3m.

We also have expertise in smaller developments of more exclusive homes and in the retirement and assisted living sectors. We will therefore consider in-fill developments of this nature when smaller sites become available.
